Virginia State Licensing Requirements for Agents and Brokers
A. Interested in a career in real estate?
In order to become licensed in Virginia as a real estate salesperson by the Real Estate Board, applicants must:
Applicants must apply for the license within one year of passing the examination, or re-examination will be required.

C. In order to become licensed as a real estate broker by the Real Estate Board, you must:
Equivalent courses to Board-approved courses offered by an accredited university, college, community college, or other school or education institution may be accepted for broker pre-license education. Each course must be at least 45 class/clock hours or 3 semester hours. Proof of course completion, including a monitored, final written examination, is required for course approval.
You must complete a Real Estate Brokerage course. In addition to a Real Estate Brokerage course, you must complete either: A) the three Broker-Specific Courses of Real Estate Appraisal, Real Estate Finance and Real Estate Law; or B) two of the Broker Specific Courses and one of the following Broker-Related Courses:
NOTE: Courses taken to meet continuing education requirements are not acceptable for pre-license credit in Virginia.
ANY PRINCIPLES OF REAL ESTATE COURSE TAKEN FOR LICENSURE AS A SALESPERSON IS NOT ACCEPTABLE AS A BROKER PRE-LICENSE EDUCATION COURSE. Original or certified copies of transcripts are required to verify broker pre-license courses. Chart of Broker Pre-License Education Credit (PDF)for reciprocal applicants from other states.

From Interstate 64 East
Take Exit 234 - Lightfoot (Route 199 East).
Continue on Rt. 199 approximately 4 miles to the Longhill Road exit. Turn right at the top of the exit ramp on Longhill Road. [NOTE: Do NOT take the Lightfoot Rt. 60 exit off of Rt. 199.]
Stay on Longhill Road and go just beyond the stop light at the intersection of Old Towne Rd. and Longhill Rd. (You will pass a 7/11 on the corner.)
The first street after the stoplight is New Point Road (just past the C & F Bank). Turn right on New Point Road into the Williamsburg Business Center. (You will see a sign that says Hornsby Real Estate & Construction.)
Proceed up the hill and around the bend to the first building on the right – 5000 New Point Road, Suite 1101.

Take Exit 242A (Route 199 West).
Continue on Rt. 199 approximately 7-8 miles to the Longhill Road exit. Turn left at the top of the exit ramp on Longhill Road

POLICIES OF THE WILLIAMSBURG REAL ESTATE SCHOOL
Registration Payment Policy: Registration fees must be paid in full prior to admittance to an Association function. We accept the following forms of payment: MasterCard, Visa, Discover, Check or Cash.
Cancellations /Refund Policy: Registration fees will be fully refunded if cancellation is received at least five (5) business days prior to the function. No refunds will be given for cancellation made within the five (5) business days prior to the function.
“No Shows” will be required to pay the full registration fee. No credit(s) will be extended for substitute class registrations. New Member Orientation “no shows” will be charged a $35 no-show fee. FlexMLS Computer Training Class “no shows” will be charged the class fee to attend a future class.
Anyone needing to cancel a registration for a class that is being offered free of charge must notify the Association in writing no later than five (5) business days prior to the start of class or the registrant will be billed a $25 No-Show fee.
Those needing to cancel due to sickness, injury or extreme emergency will receive a refund. NOTE: Course dates are subject to change. Be sure to call WAAR (757-253-0028) for verification of dates and times. See Program Registration Form for more information.
Inclement Weather: A message pertaining to the status of a class will be posted on the Association’s main telephone number (757-253-0028) no later than 7:00 a.m. the day of the class. If there is a message indicating that your class has been cancelled, please contact the Association on the following business day for information on the rescheduled date of the class or to receive a refund.
Continuing Education/Post Licensure Education: A variety of classes are offered qualifying for both mandatory ce, real estate related and/or Post License Education credit hours. Please refer to the class information and the types of credit being offered. Please bring your real estate license number with you. NOTE: If you have concurrent licenses, all license numbers must be reported separately.
The Paperwork – You must sign in at the designated location prior to the start of the class. Additionally, you must complete and turn in the student reporting form at the end of the class. Association staff or a proctor will be present to hand out and collect the forms. A student reporting form must be completed in full (including your real estate license number(s)) and returned to the Association staff or proctor on the day of class in order to receive credits. The salesperson turning in a credit reporting form after the day of the class will be charged a $10 fee for credit submission to DPOR.
Attendance Requirement – Anyone who is more than ten (10) minutes late, or who is out of class for more than ten (10) minutes once class has begun, will be disqualified for Continuing Education, Post Licensure and/or Broker Management education credit. No exceptions.
Reporting to the Virginia Real Estate Board – Upon receipt of a fully completed student reporting form, CE/PL/Broker credit information will be reported to the Virginia Real Estate Board (DPOR) within five (5) business days after the class.
Cell phones, notebooks, etc. – As a courtesy to the instructor(s) and fellow students, cell phones, computers, notebooks, and all other technological products must be switched to the silent, vibrate or off mode during class. If you feel you must take a call while attending a class, discretely leave the classroom and limit the duration of your call.
